If questions (that are not answered in the FAQ section) please email info@fellsmeadows.com If you prefer to send an application for dates in 2021 please complete and submit the application. Once we receive the completed form, we will advise you if your reservation has been approved and will send you an invoice.

The maximum number of guests permitted to occupy the farm house at any time is 10 unless agreed upon by Fells Meadows. The number of persons present day or night shall never exceed ten (10) people unless agreed upon by Fells Meadows. Guests who contravene the maximum number of people capacity/rented accommodation will be evicted without a refund. There is no subletting of the farm house or buildings on the property permitted. There shall be no camping, tenting or otherwise placing auxiliary accommodation facilities on the property unless there is prior signed agreement by Fells Meadows at the time of your application.
Guests under the age of 21 must be accompanied by a parent or legal guardian. Any reservations made under false pretences will result in loss of advance payments made by Guest, and possible removal of Guest from property. Any person other than those in the Rental Party set forth below may not stay overnight in the property. The individual booking the property will be liable and be held responsible for all persons, including those included in the Rental Party as well as those not included in the Rental Party. The one renting the property shall not sublet the property.

Rates include up to 6 guests. Minimum 2 nights. For holiday season or long weekends there is a minimum booking requirement for 3 nights.

There is to be one person in the group coordinating and paying the rental payment for the group.
Additional guests: $60 per night per guest to maximum of 12.
Supplemental cleaning fee applies to all bookings.
Bookings of 7 nights or more for groups with more than 6 guests are eligible for a 10% discount off base rate.

Bookings are for a minimum 2 nights (minimum 3 nights for holidays) unless otherwise arranged. Meals are not included (Separate Fee). Minimum 2 nights. For holiday season or long weekends there is a minimum booking requirement for 3 nights. HST is additional.


We will send you an invoice upon receipt and approval of your application. Please feel free to be in touch with us if you have any questions or require additional information.

Payment: When booking you are agreeing to the house rules, the cancellation policy and signing a waiver upon arrival (insurance requirement).A 50% deposit is required at the time of booking. The balance of 50% (non refundable) and a security deposit of $500.00 (refundable) is due at least 30 days from the reservation date.

Security Damage Deposit: The security damage deposit will be returned to you in accordance with the listing site payment terms based after a post check-out inspection confirms that the property and furnishings have been left undamaged, is in the same condition as check-in and there are no missing items. A security deposit is required for groups new to Fells Meadows.

Cancellation: Cancellation of accommodation bookings must be noted in writing, mailed, delivered to and received by Fells Meadows by the cancellation due dates of at least 5 months prior to the rental dates for the deposit and at least 30 days prior to the rental dates for the payment balance.

The deposit is refunded less an administration booking fee of $200 up until 5 months prior to the reservation dates. If the booking is made within 5 months of the reservation dates the deposit is non refundable. If we are able to rent the dates, Fells Meadows will refund all monies less a $200. administration fee. The balance of funds is due at least 30 days prior to the rental dates. There is not a refund if one cancels within 30 days of the rental dates with the exception of the cleaning fee and the security deposit. However, if we are able to rent the dates which had been booked then Fells Meadows will refund all monies less a $200. administration fee. Because of Covid 19 one is able to postpone a booking to another time within the year if necessary (must be related to the pandemic).

Repair: The Renter shall keep the rental accommodation and all furniture, fixtures, chattels, fittings and effects in or about the rental accommodation in the same state of repair and condition as the commencement of their stay and shall leave the rental accommodation in the same state of cleanliness and general order in which it was found. Failure to do so, to the satisfaction of the owners will result in a damage/cleaning charge being levied.

Access: Only registered renters, their named guests and the property owner shall be allowed access to the cottage at any reasonable time during the stay.

Cleanliness: The Renter is responsible for paying a cleaning fee when booking. Other than normal wear and tear, the property and all buildings are expected to be left in the same condition as arrival. Please put all used sheets & pillow cases (including from cabins if they’ve been slept in) and tea towels in the main floor hallway before departure. Put all used towels and washcloths in the main floor bathtub. Should extra clean-up be required it may result in a fee of $60.00 per hour charged to the Guest.

Smoking: There is to be absolutely no smoking in any of the buildings at Fells Meadows. Smoking is permitted outside only on the patio away from the farm house or in the parking area. There is to be no smoking on the trails. Please dispose of cigarette butts properly, do not flick ash or butts on ground as this is a fire hazard and do not leave them on the property. Failure to do so may result in an additional clean up charge.

Pets: We do our best to have the buildings pet free because of some guests with allergies. Please inquire regarding a pet and only owner approved pets are permitted.

Welcome Package/Directions & Booking Confirmations: A welcome letter, directions, and booking confirmation will be emailed prior to your stay. The Renter agrees to return the key to the host immediately at the termination of the rental period. The Renter agrees to pay a $50.00 charge for failure to return the key at the stipulated time.

Garbage, Recycling & Compost: Information regarding compost, recycling and garbage will be sent to you and available in the guest binder. When they are full take them to the larger bins in the white shed on the farm house patio. Please ensure to empty the compost, clean the compost container and take ALL your garbage (from kitchen, bathrooms, etc) & recycling to the containers in the small white shed before you leave. Please ensure the compost bin is cleaned before you leave.

Online Agreement: The Renter agrees that this online application will evidence the binding obligation of the parties to be bound by the terms of this application.

Waiver Form: You and all guests will be asked to sign a waiver form upon your arrival. (Insurance policy requirement)

Terms and Conditions: I/we agree to abide by the Terms and Conditions of this rental application which, upon owner acceptance, this agreement shall be binding upon and inure to the benefit of the parties, their successors, assigns, and personal representatives.
